State
of the Art
Home Inspection Report System
I
use a portable computer and
a highly customized Home Inspection Report Creation System to input my findings
during each home inspection.

This
efficient and easy to use system allows me to comment on
any inspection item and to add photos and illustrations
where appropriate. I no longer need to write long paragraphs
to explain or describe a particular situation, and instead
can include a color photograph which is merged into the
report at exactly the right place and then add arrows and narrative text to further describe what is in the photo.
My
Reports are Concise, Informative and Very Useful
The
reports created by most other inspectors consist of long and useless
checklists describing what was inspected rather than focusing on items of concern. One of the most
popular industry report systems uses a 32 page checklist (no photos)
which is very tedious and difficult to read let alone fill
out.
My
reports focus on describing minor and major maintenance
and repair items, and when discovered, major
concerns. Through the use of digital photos, I
can create a report that is concise,
informative, and to the point and which focuses
on the items that need to be reviewed.

As
a result, the quality of my Ann Arbor home inspection report
and its ease of reading and understanding greatly
exceeds that of typical pre-printed checklist
style reports as well
as most other computer report creation systems. I
use the only system available today that creates reports
in HTML format to produce Internet web pages which can be shared with anyone anywhere in the world using only an Internet browser.
A
Pictorial Walk Through For Your Family & Friends
When
appropriate, I
also insert color photos of rooms and areas inspected to
provide an excellent pictorial walk through of
the home using a digital camera and wide angle
lens. This allows my client's
to share a walk through of their prospective home with
family and friends via the Internet
- the same day their inspection is completed.

Your Report Is Uploaded To The Internet!
After
the scheduled Ann Arbor home inspection has been completed,
I convert my report to electronic format and upload it
to the Internet where it can be viewed using an Internet browser (i.e. Internet Explorer, Netscape
Navigator, Apple Safari, etc.) No
other software or plug ins are needed! My
clients can access their report anytime in
the future since it becomes a permanent online record.
In addition, they can print
as many copies as they like and can refer
friends, family or advisors to their own
password protected report area to participate in the purchase
process from anywhere in the world. (This is a great feature
when a client isn't available to participate in the actual
inspection.)

The majority of my clients would rather spend their scheduled time focused on the inspection itself and elect to receive the uploaded electronic report the day of the inspection and the printed color copy of the report sent to them via US Priority Mail the following morning. This also gives me more time to review each report and add additional comments that might not come to mind during the inspection.

After
the report has been uploaded and made available for viewing
(usually within three hours after completion of the inspection), I
send each client an email notification providing the Internet
address where their report is located and their own username
and password and I call them immediately to notify them that the report is online. Upon their request, I also send
an email notification to any other advisors that are requested.

(I inspect quite a few new homes prior to owners taking possession from a builder. This 3,100 square foot home is a model that has never been lived in and in much better condition than most new homes that need to go through the punch list process.)

(This is a typical 1,000 square foot starter home built in the 1960's. My client asked that I consider what expenditures if any would immediately increase the resale value and return a profit if they owned the home for 3 years. You will find my recommendations for a minimal kitchen remodel, deck addition, and basement update as part of the report.)

(This 1,000 square foot home is over 100 years old and needs considerable repair to make it inhabitable. The primary issue that needed to be resolved first was the foundation and mechanical condition of the house. The home has an old brick foundation and sagging floors so I first spent over 2 hours in the basement before moving forward to complete the rest of the inspection.)

(This beautiful Mission style bungalow was being put up for sale and the seller wanted me to perform a home inspection to determine what issues might come up when a buyer makes an offer on the house. More important, however, they wanted to determine what should be fixed up to maximize the selling price. Typically, I can identify improvement items that might cost a few thousand dollars and result in generating ten thousand or more dollars in return. In this case, the cost for the improvement items recommended might be between $5,000 to $7,000 and the resulting increase in sales price could be $20,000 to $25,000 or higher as a result of making the recommended improvements. Review Section 13 of this report to read my improvement summary and to learn about the items that will generate the optimum payback my client was looking for while preparing the house for a much smoother and pleasant sales process.)
